A home inspection is a visual evaluation of a home's major systems and components. I walk the property, climb into the attic and crawlspaces, check the roof and exterior, and test every operational system to give you a clear picture of the home's condition.
A home is the largest purchase most people make. An inspection surfaces hidden problems, water damage, electrical hazards, structural concerns, end-of-life systems, before you sign. That knowledge protects your investment and your safety.
A detailed written report with photos covering every system inspected, typically 100+ inspection points and 50+ photos. Reports are delivered within 48 hours so you and your agent can move on the property with confidence.
What I Inspect
Roof
Roof coverings, gutters, downspouts, vents, flashing, skylights, chimney, roof penetrations, and the general structure of the roof.
Attic, Insulation & Ventilation
Insulation and ventilation of unfinished spaces, including attics, crawl spaces, foundation areas, and exhaust systems.
Exterior
Siding, windows, exterior doors, flashing & trim, walkways, driveways, stairs, patios, decks, and drainage.
Basement, Foundation, Crawlspace & Structure
Foundation movement, cracks, structural concerns, and any indication of water penetration.
Cooling
Cooling system, location of thermostat, energy source, and cooling materials.
Heating
Heating system, location of thermostat, energy source, and heating materials.
Fireplace
Visible portions of the fireplace and chimney: lintels, damper doors, and cleanout doors and frames.
Plumbing
Main water and fuel supply shut-off valves, water heater, interior water supply, toilets, sinks, tubs, showers, drains, waste and vent systems.
Electrical
Service drop, overhead service conductors, service head and mast, main service disconnect, panelboards, switches, light fixtures, receptacles, GFCI/AFCI protection, and the presence of smoke alarms and carbon-monoxide detectors.
Doors, Windows & Interior
Representative number of doors and windows, floors, walls, ceilings, stairs, railings, garage doors, and openers.

What Radon Testing Is
Radon is a colorless, odorless radioactive gas that seeps up through the soil into homes. I place a calibrated continuous monitor in the lowest livable level for a minimum 48-hour test period and deliver a clear report on whether levels are safe.
Radon is the second leading cause of lung cancer in the United States, first among non-smokers (EPA). You cannot see, smell, or taste it. A test is the only way to know if your home is above the EPA action level of 4.0 pCi/L, and mitigation is straightforward when needed.

The Process
1. Place Monitor
A calibrated continuous radon monitor is placed in the lowest livable level of the home.
2. 48-Hour Test
The home is kept under closed-house conditions for at least 48 hours.
3. Lab-Quality Report
You receive a clear report with results and recommended next steps if needed.

What a WDO Inspection Is
A Wood-Destroying Organism inspection looks for evidence of termites, carpenter ants, powderpost beetles, and wood-decay fungi. I inspect accessible interior and exterior wood, foundation perimeter, crawlspaces, and attics, and provide the official NPMA-33 report.
Termite damage costs U.S. homeowners over $5 billion a year, and most policies do not cover it. WDO reports are also required by FHA and VA lenders. Catching activity early can save thousands in repair costs and keep your loan moving.

The Process
