Camden County sits right across the Delaware River from Philadelphia, and few places in South Jersey pack so many kinds of houses into one county: century-old rowhomes and twins, post-war suburbs, and newer developments and townhouse communities.

Camden County Homes, Era by Era

Older Rowhomes and Twins

Closest to the river and the city, many homes are attached rowhomes and twins from the early 1900s. Shared walls, flat or low-slope rear roofs, older wiring and plumbing that has been updated in pieces, and damp basements are what I look at most closely.

Post-War Suburbs

Much of the county was built out after World War II with capes, ranches, split-levels and colonials. At this age the roof, furnace or boiler, water heater, windows and electrical panel may all be original or on their second round, and I note where each one stands.

Newer Homes and Townhouses

Newer developments and townhouse communities still deserve a full inspection. I check the grading and drainage around the house, attic ventilation and insulation, and the workmanship details that builders sometimes rush.

What I Watch For in South Jersey Homes

Water in Basements and Crawlspaces

Basements and crawlspaces are where moisture shows up first: efflorescence on block walls, staining, sump pumps that run often, and damp framing. With 20+ years in construction, I can tell you whether it looks like a gutter problem or something bigger.

Termites and Carpenter Ants

Wood-destroying insects are common in South Jersey, and sill plates and porch framing near the soil are where they do the most damage. A WDO inspection can be added to the same visit.

Radon

Radon levels vary from one house to the next, even on the same street, and the only way to know is to test. I use a calibrated continuous monitor for a minimum of 48 hours.

Heating Systems and Old Oil Tanks

Many older homes heat with boilers or furnaces that have been converted from oil. If there are signs of an old fill pipe or vent, I point them out so you can have a specialist check for a buried tank before closing.
